Experts, we have the opportunity to close on a rental property in December vs January of next year. What are the pros and cons from doing so (inc the tax perspective) ?

@Michaela G. - I am going for up to $450k on list price; and then using the wide net to see availability. Agree dont expect to pay that amount for a home... 

Hi all... I am looking for realtors, wholesalers etc to provide leads for buy to hold opportunities in the in town Metro Atlanta location for a rental portfolio. I am looking for the following criteria:

1. Min 3 bed/2 bath

2. School Districts - Sarah Smith, Brandon, Jackson and Morningside 

3. Price - max. $450k.

I am new to the US rental market; but had been a landlord in the UK for 15 or so years. Living in Atlanta; I am starting to look at locations too. Would welcome counsel from Atlanta based current investors too...

Sam - Atlanta is super diverse in housing and schools.  I would recommend visiting specific areas as it gives you an idea of where to consider.

I am looking at higher quality areas north of midtown.
