@Jenny Morrison I purchased a short-term rental in Osceola county in early April. Obviously the Disney shutdown had impacted STRs close to the resort. Are you seeing any bookings? Are your rentals Disney focused? I have reserves but I would really like to get closer to cash flow soon. I’d appreciate any insights you have on STRs in the area. Thanks!

@Jonathan Conaghan

Very helpful Jonathan. It’s good to hear that your lost bookings have been filled even with virus fear. We are also, or will be soon, in Kissimmee

@Collin H.

Thank you for this advice. We do have reserves and are ready to weather down months, but were obviously hoping to hit the ground running

Under contract for my 1st deal on a vacation rental townhouse in Orlando. The property is 3 miles from Disney World and I’m counting on bookings to cash flow. Have done my research and due diligence and was confident when I made the offer. The Coronavirus has me considering backing out of the deal. Need some perspective from folks that have done it long-term to guide me through the doubts. A vacation rental feels much more risky now than it did a month ago. Any insights?

I'm under contract for a vacation rental property in Florida. I need to register my LLC as a foreign entity in Florida. The paperwork requires a "designated agent". Where do I find or what kind of business person serves as a "designated agent"?

What defines realtor agency? Am I obligated in any way to work with a single realtor? Can I do different deals with different buyer agents? I live in Washington State and am pursuing deals in Washington with a realtor. I asked the Washington agent to research a Florida property but now am realizing I should have looked for a local Florida investment savvy agent. I’ll obviously stick with my agent for the deal he is researching. Can I work with multiple buying agents in multiple states simultaneously? A lot here. Appreciate any insights

Found a vacant home as a flip candidate. Tax records show it is owned by a savings fund under a reverse mortgage. Is there any point in trying to offer a deal to a savings fund company?
