In my experience, there are always opportunities in Memphis for patient, long-term buy and hold investors. I've been investing here since 2002 and have a duplex under contract today!

Closing in one week is incredible @Chris Seveney!  Anything less than 14 days is industry-leading as far as I can tell.  Getting lenders, borrowers, real estate agents, buyers, sellers, and closing attorneys moving fast in the same direction at the same time is rare in my experience (it seems that one of them always gets delayed for some reason or another). Even when I've bought with all cash it's been difficult to close in less than 7 days.
