Our crash was in the # of transactions taking place in Memphis. The number of sales is down something like 50% in some of our zip codes. 

Our crash was not in the value of homes. We've seen prices remain relatively flat (and even increase in some areas), which is overall good news for buyers and sellers in light of the predictions people had in late 2022.

@Andrew Syrios, I think that's what you've experience and what you're saying above, right?

Personally, I've owned a property in this same block for over a decade. And, I don't plan to sell it any time soon!
