@Christina V. Los Angeles here, I invest currently in the Midwest. Prices in CA are crazy and I’m in it for positive cash flow which is why the Midwest works for me. Key to success is a solid property manager and running your numbers to ensure positive cash flow. I’m in OK now but considering other markets to help diversify my world. @Andrew Taylor that will be the real test. How does it actually perform upon delivery. I am a member of RETA, haven’t pulled the trigger yet because the idea of paying and waiting two or three years for delivery on speculation keeps scaring me away.

Also looking to get into MF investing, I've got a handful of SFR houses in OK, but interested in AZ, TN, IN, MO. My network (boots on the ground team) is in OK but looking to move to a different market..

@Johnny David thanks for sharing. I’m a RETA member and have been considering the plays deal and their newest one in Merida but this kinda scares me that I can maybe get a better deal elsewhere.

Thanks to all for the great information here.. I'm in this exact same situation. Been in SFR for a few years and enjoy it - getting nice cash flow and some appreciation (not a ton but I'm in the midwest). I want to scale and have been very much thinking of MF investing, either trying it solo and aiming for 4-10unit type places OR investing passively in a larger deal via syndication. I think going solo gets be longer term appreciation and an asset I owe for cash flow (thinking future retirement) where the syndication route will also get me cash flow and some cash out appreciation, it seems like a shorter play (5-8years on average I think)...

I want cash flow for the future and the wealth building of appreciation, but haven't been able to pull the trigger on either side of this coin. SFR is easier for me to wrap my head around solo, and with boots on the ground I can do it all easily and remote - it's just slooooow..

Also very interested in Cabo as an investment location. Love the idea of vacation rentals and longer stays for those working remote in this new world. It's quick and easy to get to, especially for those of us on the West Coast. Plus, I'd have a place to go work remote too when the rental market is quieter.. Lots to digest and learn still, but very interested..

@Mike Lambert agree with many of your points and most specifically with "buyer beware"..  With any business, especially investments, there are a ton of sharks out there just looking for a gullible mark to target in on. We all in real estate get pitches all the time, some legit and most not.. I'm on the overly analytical side of things and start with the wall up before jumping into any deal or relationships for partnerships. Thanks for your input..

I've been super intrigued with Ronan and his RETA offerings as well. I may actually sign up for RETA, seems a small price to pay to see the actual deals he's promoting. I do get a lot of salesy emails already from him and International Living, so I'm ready for that. I also expect that they make their money on the subscription side of things as well as a kickback from the developer, both I'm fine with as long as what's being sold is solid and has the upside he's claiming.. He's offering a membership subscription deal right now that might push me to join..
