Post: LLC advice when owning properties in multiple states??

My CPA has recommended to me that each corporation should operate and do business strictly in the state that it does business. Mostly to avoid the issue here in California where they try and stick you with an extra annual $800 franchise fee for your out of state corporations just because you live in California.. As long as your bank and all business is done in the state where the corporation does business you should be fine. You could also use a sub-LLC where your current corporation would own your Corporation in another state. Thats how it has been explained to me by my CPA... I am not a CPA, but if you would like a good recommendation, I would suggest Mark Kohler and KKOS... he is awesome

Hey Evan,

Back in 2009 I was a student of a program called "Nouveau Riche"...  We would meet at a hotel in phoenix every 3 months for one week of classes, and also had audios/videos and books online to read.  The two founders had a falling out and went their own ways and Nouveau Riche became "Renatus"   I paid $18,000 to be a part of that.  I have never had any experience with the new company, but from what I understand, they still use a lot of the same instructors who were all pretty great.  I learned a lot and made a lot of business connections that I still utilize today.  Still the truth is you can learn pretty much all you need online, especially if you have someone to guide you in the right direction.  Also, they used to have a system where anyone who recruits new students would get a 50% cut of the new students tuition, Im not sure if that is still the case.  Anyways, if you would like to know more about it, just shoot me a message

As a general rule you should use an S-Corp for everyday business (flips) because of the tax advantage of the salary dividend split. LLC's are for passive business (rentals). You should never use a C-corp unless you have more than 15 employees... If its just you, use either an LLC or S-Corp.

I do a lot of investing in the Scottsdale area, I just sold one property off of Hayden and Roosevelt and another property just went up for sale near the Hayden and Indian School area.  You have a lot of options in Scottsdale, it just depends on what you are looking to do.  Feel free to send me a message if you would like to discuss it further.
