Do I have this right ?

We legally can not work on a property that is financed, even in part, by our own SD IRA...

However, If we hire one of the SD IRA companies to custodian our account, they, as a third party,  can use the funds to finance our purchase of a rehab property.

I am looking at a very old house, circa 1906, to fix and flip.  The concrete in the basement seems to be "flaking" for a better term.  The surface is crumbly in places.  Is this terminal and what can be done to save/remedy this ?  There are also many small cracks in the foundation, all vertical and none displaced.  Again, what would the fix be ?  It used to have oil heat, the tank now is removed but plumbing and vent stack of bricks exist through the center of the house to the roof.  I plan to remove it all.  

Any major hurdles I am about to encounter with this old a project I need to hear about.

they just got their appraisal scheduled for Oct 17 wow ... 1K incentive , that's it, I'm gettin my appraisal license ! ......

Is there some sort of Appraiser shortage in Portland, Molalla OR area.  My kids are waiting for a month to get an appraisal for their loan, is this common for the area ?  Do we have to use their appraiser, can we get another ???   Any one available ?  Thoughts ??
