Post: Putting property in an LLC

Charlesa, you don't form an LLC "On a property", you form the Limited Liability Company as an entity to conduct business. You file Articles of Formation with the state, get a Federal EIN and a bank account. You would place the title to the purchased property in the LLC after closing (One way to do it).

Travel to regional, drivable, vacation-specific markets is booming post covid for 3 reasons:

1. People are dying to get out of their houses

2. They don’t want to get on a plane in a confined space with other people

3. They don’t want to go to big metro areas and get breathed on. The tourism market of Nashville is driven mostly by music and bars. So people don’t want to go right now.

So they choose markets that are within driving distance to take vacations.

This. Our 2 East Coast beach STR condo's are full into October, and then as usual spotty through December. By spotty I mean not booked full, a few long weekends here-and-there and a few mid-week stays in each. But we've been full to the rafters in both the last 2 months when we were allowed to open them again. Wish we had 2 more!

Kristan have you made any phone calls to lenders yet?    I would call a few locals and go in and sit down and show them your current pay stubs (I am assuming you are now a W2 employee with deductions taken from your checks). Explain your past self-employment. They will base affordability and DI on what you make NOW, not what you used to make. I think it's doable if you find the right lender and lay everything on the table.
