The $2k is for everything, start to finish, including everything involved with transferring both houses to the LLC.

I have two rental houses in Washington state that I'm ready to finally shield from my personal assets through the formation of a LLC. A local attorney I spoke with is quoting me $2000 for the formation and the transfer of both houses from my name to the new company. Would it be worth it? I'm sure I could do it for less through one of the online companies.

Very appropriate question and you are right on the money! I have often thought about forming an LLC, for this very reason, and I regret that I haven't. I will certainly be looking into that now.

I just finished a 12 month lease with a bf/gf couple that were very nasty and abusive tenants to me (texts and emails). They were constantly complaining and picking fights with me. They just moved out and I mailed them a check for the full amount of the security deposit but only put one name on the check. Now they are complaining and threatening to sue me because I didn’t put both of their names on the check...even though they live together and got a full refund. Do I have to send them another check or can I finally ignore them and be done with them forever??
