The reason why most people house hack is because they don't have the 20% down to buy an investment property. You should have that covered (if not I'd love to see the duplex, ha!) Personally, I'd look for a 3 or 4 unit building to maximize cash flow. Good luck!

Read Garrett Sutton's book Loopholes of Real Estate. It deals primarily with asset protection.

What I've thought about doing is finding investors and pay them a certain interest rate each year. For instance, say a friend invests $25k and you agree to pay him 12% (interest only) annually for 10 years. So you'll pay $3k each year and at year 10 you'll pay the $25k along with the $3k. This way you get the money to invest and you get to keep your equity. You'll just have to save enough in reserves to pay back your investors. Or, even better, they want to continue for 10 more years! Definitely get an attorney involved though.
