@Emmett McNulty @Trent Kruessel Thank you guys for the advice. I figured there was something against it or everyone would be doing it. I am meeting with an attorney next week on our first property, so will be sure to ask him. As for the area I am starting to realize that, I didn't realize how much opportunity was out there till I started looking and asking around. Thanks again and I will be sure to put the REIA meeting on my calendar. No excuses with it being next to my house.

Hey guys!! I wanted to introduce myself,  my name is Doug Otto and I currently live in Columbia, MO.  I own an American Family Insurance Agency in Jefferson City and have decided to finally put together a plan and start investing, as well as actually put my degree to work. Last year I purchased my first  investment property that I actually run my office out of. After lurking on here and listening to as many podcast as possible,  I have decided to get a partner and jump into another property which we will be closing on in a couple of weeks.  

I did have one question, does anyone know the laws in MO for buying a house with a conventional loan and then transferring it to a LLC? We are not doing it on this purchase, but was wondering if there was a work around to get a fixed rate instead of using a commercial loan.

Would recommend sitting down with your agent. There are a lot of factors that go into each location and every company is different. Like Steven said depends how much risk you are willing to take on and what you have invested.
