Please give me your honest opinion on my flipping formula and do you think it is fair.

ARV - Rehab+15% - 17% of ARV - Profit = MAO

NOTE: 17% of ARV represents Buy, Hold, and Sell

I would like some feed back on my formula for buying a home to flip.

I'm a home inspector in Louisiana. If anyone is suspicious of Chinese Drywall get the number off the drywall and contact your local Lowes or Home Depot. They will let you know if it is Chinese Drywall. 

I spoke with them about 2 months ago. It sounds good but the up front money I did not care for. Also the $600 inspection fee was high and if it doesn't fit there criteria you get to pay the $600 again for the next property. To me that's highway robbery. I would say just keep looking and talking with others until something feels right unless you fill they are a good fit for you.
