How would you recommend putting together a fair offer? Check out the below example:


Value = NOI / Cap Rate

2019
Value = $35,350/ 8.40%

Value - $35,350/ 0.0840

Value = $420,833.33

Is this a correct way to analyze the value of a property? Any suggestions?

Hey Casey,

Sounds like a good problem to have.

2 options stick out to me:

1. Syndication- could be a great opportunity for a hands off approach

2. Partner- find someone who will manage the property/ fix it up and all you have to do is provide the capital

Hey Ron!

Taxes would around 1,100 more per year. I have not looked into expenses yet. I’m not sure on how much $ it will be to get up and running. It doesn’t look to need too much work - next step is take a on site look. Any suggestions?

Hey All, 

My name is Doug and I currently living in Pittsburgh, PA. I am aggressively looking for my first investment property-the most appealing option is buying and holding a property. I found a property listed at $35,000, ten minutes from the downtown area. The property needs some work but it is livable. What should I look out for? Advice going forward? Hopefully, I can meet/talk to someone soon!
