I was curious if any folks who flip houses in the north have considered incorporating solar panels and / or heat pump technologies such as geothermal or air-source in their rehabs.  To install solar panels and a geothermal heat pump in the Boston area might cost about $100K retail, which seems like a non-starter UNLESS 

  1. incorporating these into a mortgage made financial sense for the buyer, and...
  2. appraisers factored this into the appraisal value

So in other words, if the additional amount on a 30 year mortgage were offset by energy savings & programs, AND the buyer was able to live carbon-free, it seems that this might attract a savvy and enlightened buyer.

Great to meet you, Tom.  I've listened to several of the BP Podcasts.  They are a truly valuable resource.  Based on the numbers they throw out, I get the sense their markets and ours are different beasts.  Good luck to you as well!!!

What an amazing community!  

I'm an early retiree from the technology industry starting to dabble in real estate north of Boston.  I'm not super wealthy, but I do have some spoils of the trade to play with.

I live in Malden, and have been educating myself to get into flips and rentals (loving BRRRR) in the area (Melrose, Medford, Malden, Everett, Saugus, Lynn, Stoneham, Reading, Woburn, etc.).

I have never officially invested in real estate, but I have owned first and second homes for many moons, and they have been good to me so far.

I've learned enough in my studies to know that real estate investment in this area and time is far from a no-brainer.  Multi-families barely break even.  Train wrecks are selling for small fortunes.  Contractor prices are setting new records.  I'm primed and ready to get a deal, but will admit that I've not cracked that code yet...  but get closer every day.  

I'm looking forward to connecting with folks in the area, especially those who appreciate the cruciality of the time we live in.
