Hello Ivan,

I do not work for BP, but my suggestion is that you follow the Build Your Investing Team link at the top of this page if you have not and follow each step including speaking with the prospective members of the team you want to build and with that I believe you will obtain the answers you need. I am new to this, and you may find the answers with this process as well of course so I consider asking here worthwhile as well. The 60% LTV is based on the ARV, and that is why practicing calculating the ARV is an important skill that can be learned over time and with a lot of practice.

Hello Derick, If you have not already done this, I suggest the Build Your Investing Team> menu/link at the top left of the page on Bigger Pockets and go through the process of building a team. In my view by doing that and making contact with persons found using the process will result in getting a lot of your questions answered.

Thank you for posting this @Herndon Davis. I originate reverse mortgages since about 2007, and I need an orientation to how to work with lenders that are not as regulated as I am.

I am in Colorado and am very new to investing, but have been involved in the mortgage business for many years. My suggestion is to practice running the numbers, use the BP calculators, and become as familiar as much as you can in order to be ready to confidently answer the question, "is this a good deal?" Congratulations on saving and working to build credit.

Hello Keleisha,

I am new to the processes involved with investing, but I have been closing reverse mortgages for a broker since 2007 with the same company. In my experience, you will want to be comfortable working with the lender so, for example, I would search until you find the lender that takes the time to explain things until you both clearly are on the same page and you are not overwhelmed. At the moment I feel overwhelmed with the investor category of things, and I am just starting to introduce myself mainly to newer persons to get used to how to interact regarding these subjects and like I mention above, I will no doubt proceed with persons with whom I am most comfortable. Especially with our return customers, I find that we are often told that they choose to do business with us because they feel comfortable with how patient we are when setting their expectations.
