Is it common for someone who does rehabbing to pay someone to find deals for them?

That way they can concentrate more on financing and rehabbing the houses?

I am interested in rehabbing and I want to start looking for deals even if I don't pull the trigger.

I live in south FL (west palm beach). How can I start looking for deals? I have 50k of my own money to put into this but would like to finance as much of the deal as possible.

Where do I look?

I run my own business and a customer of mine is into real estate. He has multiple houses for sale that he has remodeled but one that I wonder about is listed at over 3 million. He told me he completely remodeled the entire house himself and I'm am sure he is expecting a profit. By the way it is an amazing house.

How many people are into things like this? How would you get financing?

Would this be something I could do in addition to my current business? Is it as profitable as it seems? Could I turn this into a full time business with enough $$?

I have had this idea in my head for a while and im curious to know if anyone has done it. does anyone buy raw land and grow trees or palms on it as an investment? i realize you would need to set it up as a nursery.
