Reading the book Flip they have a rule of thumb chart for quickly estimating the cost per SQFT of rehabbing or remodeling a home.

Here is how they chart it.

Standard finish rehab - $15
Designer finish rehab - $18

Standard finish remodel - $25
Designer finish remodel - $30

Is this accurate or something anyone here uses for a quick idea of whether a property is worth further pursuing?

Also in the book I can't tell if they include new floors in a rehab but I assume they do.

Yes sell to retail market.

I understand landscaping maintenance can be a negative. Living in south florida I will be using lots of palms which are very low in maintenance. I figure if I have wholesale access to something I should use that to my advantage.

Yes a fix and flip.

I'm planning on really nice kitchens, bathrooms, floors, awesome landscaping(available cheap to me), and possible staging without going overboard.

I'm reading the book Flip right now and they talk about basic, standard, and designer levels of flipping. I'm wondering what most of you do when you rehab a house. Do you put granite, SS, and hardwood in most of your houses? or just the basics?

I also know that there are areas where a "designer" rehab would never work.

There are a couple different REIA here in the West Palm Beach area and some cost money to join. Is this normal?

Its where I live and I just want to see how people are doing with rentals in this area before I buy. Can it be a good area to invest in rentals?
