@Andrew S. If I could have added a 1/2 bath, I would have. There was no room. Or rather, I would have ended up with 2 tiny bathrooms instead of the one big one. It also depends on the market. In this case, I think potential buyers for this type of house, in his location, are young professionals without children. They are attracted to a nice older home near downtown.

None of the gutter debris systems really work; you still have to periodically clean them.  The best thing, if possible, is to eliminate the source of debris. 

Also: I would not expect or ask tenants to clean gutters...that seems way too dangerous.

@Michael Marcoux thank you. No, the fireplace is unusable so I painted it and put candles in it for decoration.
