Thanks for all help! I am going to dig a little deeper to get more information.

I based my assessment on the market cap rates and price per door. She came up with her priced based on what they paid for it a few years ago.

I recently spoke to the owner of a 21 unit apartment complex in the Atlanta area. She is older and wants to get out of the property but is asking too much.

Any advice on how to continue negotiations? Should I wait until she becomes more motivated and follow up in 6 months? Are there creative ways to structure the deal?

BP is by far the best resource on the web, or in print for that matter. Check the blog and articles every day for great info.
Although I live in San Diego county, my first two deals were in the Atlanta area. Yes, the market there is depressed but the cash flow is much better than SoCal. I am buy-and-hold for cash flow so you might have different results in quick-turn stuff but the competition seems pretty stiff for those.
