Thank you David W. I just googled and looked up the court documents. I saw that he never filed a evection notice with the courts. I'm really mad. I think I will fire him.

Through a friend of a friend that used him. About a month ago that person called me to see how things were doing with my investment. He told me he just bought another property and is trying out a new property manager and he is happier with the new one manager and thinks he will switch all his properties to the new manager.

I really hope someone who does know the laws in Florida helps me out.

Hi Everyone,

I would like to share good news and ask people in Florida their advice. I bought a few months ago my first buy and hold investment property in Fort Lauderdale, Florida. It is a four unit home. I live in NYC and have a property manager.

The numbers are great. If you would like I can try to write a new post with my experience and numbers. My issue is I inherited all four tenants. 2 are section 8 and to are not. The ones that are not are giving me a hard time.

One unit the lease just expired last month. I told him I will not be renewing it. He never moved it. He also still owes me for 2 months rent. My manger claimed he filed a eviction for him. This was almost 6 weeks ago. I never get a straight answer from him when they will be out. How long does an evection take when I refuse to renew a lease?

Then with the the other tenant  we filed an evection but she paid up. Then stopped paying again etc. She pays only part of rent when ever she wants. My manager said as long as she pays some we can't evict her. Is this true? She owes me now $2800.!!!!

All your advice and help would be appreciated.

I never heard of that either. I just closed on a property and the bank did count my student loan as debt in their equation of debt to income.  As long as you have more income coming in and assists you should be fine.

Wow!! Thanks I am learning here a lot on BP. The loan officer said that she dose not need have to be there officially for the closing. She said the attorney takes over with arrangements for the closing. She only offered her office to be nice since it would be easier with copier etc.

The Loan Officer was not in the room the whole time. She was very nice and came in and out of the room to make sure everything was good or if we needed her help. 

I was a sucker and paid him the mobile notary an extra $175 that is not included in any fees on the Hud-1. I paid him cash. I think I will ask him the attorney to justify the $750 fee andsee what they say.

I did interview this broker and I know someone personaly who used him. I agree there is no excuse for not giving me time to go over the docs. There was a slight delay caused by the bank but I dont feel that is an excuse because he should have called me at least by the closing. Ill excuse him for not going over it with me before closing due to the slight delay we had.

You are right I feel like he really wanted to help his friend at my cost. Next time I will interview people better and learn from my mistake.

@Wayne Brooks I wish I knew if he did something special for me. Is it worth to do anything about it or just suck up the loss and learn from my mistakes?
