thanks alot matchely. I feel like a kid in a candy store. Their is so much good info on here I can contain myself.

I looked at a few REO's today and called the realtor to see was any offers made on it. He told me no. It seems to have had some rehabbing done to it. The area it is in is not so great. I think it could be an wholesale flip and they wont come down too much on the price far enough for me to even make a few thousand.

Hello BP. I wanted to know what is the best way to search for properties to flip to an investor for a small profit to build up some capital. I have read threads here about have a contingency when acquiring properties to flip to investors but
I am a serious newbie to this.

I have 10k that I want to use to get more capital to do bigger deals. I am not affraid of leg work I just need a place to start.

I have tried to find NTR's in phoenix but I cant access the properties in Pre-forclosure on Maricopa County Assessor website anymore. I guess they stop making it accessible online. Is there any other ways to find deals cheap enough for me to get into to build up an investment nest egg? Maybe a post for reference. I just joined BP an hour ago.

I just want to say I am very happy to have found this board. I am residing in the Phoenix, Arizona area and have been here for 4 years.

I dived into real estate about 2.5 years ago and was a victim to lack of knowledge and a bad economy. I purchased properties from wholsalers and tried the fix and flip approach waisting alot of money in the process. As I was in the middle of rehab the market started to decline and I ended up in a jam.

I eventually lost the properties and my money that I put into the properties. I became very discouraged in real estate and thought that I may have been one of those people who just could not "cut the mustard".

I have dreamed about doing real estate since I was a teen but never really had anyone show me the ropes so I learned the hard way.

Not to broadcast my personal business but I am receiving an inheritance next May for a couple hundred grand and I would like to try again in real estate and succeed.

Right now I have 10k I would like to invest with but Im not sure that is enough to get back into real estate now. I would like to train under an investor and offer my hard work and even a fee to learn the ropes of buying and hold, flipping to wholesalers or any buyer, REO, and foreclosure auctions. I dream of the day of having a portfolio of 20 plus properties and getting positive cashflow from them.

I know there is so much inventory in Phoenix and it's surrounding cities and I would like the knowledge to put my inheritance to good use. I only have one shot at financial independence and being a savy investor is all I want to be in this world. I would be satisfied if I can take care of me and daughter by working for myself as an investor now but I see bigger things in the future.

I am ex military and I am accustomed to hard work and dedication but I just need the knowledge, confidence and courage to apply that knowledge.

I hope that I am able to network with like-minded people on BP and investors who have weathered the storm through this economy.
