Post: Late Fee Due When?

Rent is due on the first day of the month and the late fee is assessed on the fifth day of the month. If the fifth day of the month falls on the weekend when the office is closed, do you automatically assess the late fee on the fifth or do you wait and give them an opportunity to pay their rent on the next business day and do not charge them a late fee?

Of those that I've looked at, they offer either a 30-day trial or limit usage for only a few units. Bummer. I'll keep looking, and if I find what I'm looking here, I'll post it here.

I work for a small real estate company that currently manages somewhere just under 100 homes, and we're planning to expand our property management division. The owner of the company asked me to check around and get prices for property management software. I did, and I gave him the costs. After hearing of the costs, he is now reluctant to purchase PM software.

We currently use QuickBooks, and that just ain't cuttin' it. I want to woo the owner of the real estate company with the features that property management can offer, so I want to download some free versions to play around with, showing him how PM software would be beneficial to us, especially for when we expand. Once I get him hooked on the benefits of PM software, I want to talk him into buying Yardi, but for now, I need to go the free route.

So I'm looking at some free property management software online. If you're familiar with any of them, can you tell me which ones you would recommend? If you have any pros and cons to share, I'm all ears. I don't want to dowload all of them, so I'd like to narrow it down to the high rankers, if "high ranking" free sofware even exists. LOL.

I'm really embarrassed to have to admit this, but I don't know the difference between a brokerage and a licensee. Pretty green, huh?

I work for a real estate office. That would be considered a "brokerage," right? If that's the case, and if I am the person in the office that collects rent payments, I need to get my real estate license, right?

And is a "licensee" one that owns an apartment complex, for example, minus any real estate connection?

Okay, it seems as though dealilng with the Georgia Real Estate Commission is very similar to dealing the Georgia Board of Court Reporting. You can't get a straight answer from them.

I called the GREC today to ask if I, as an unlicensed employee, am permitted to collect rent money from renters that come into the office to pay. The person on the other end of the phone directed me to the Real Estate License Law on their website. I told her that I had already read that, and that I had questions regarding it. She stated that GREC is not permitted to interpret the law. What the . . .

She told me to read 520-1-.07. I read it last week, and read it again today. Of the jobs I "cannot" perform, one of them is (f) 11, which states:

Am I understanding that correctly, in that I am unable to collect rent payments? You have to have a real estate license to accept rent payments? I can't imagine that a real estate agent would want to sit at the front desk just to collect rent payments. Surely I must be misreading something somewhere.

Thank you for asking such a basic question. I'm very, very new to real estate, so these newbie threads are the ones I'm looking for.

And thank y'all for answering her question. It helped me too.

I read in another thread where someone stated that they look for ugly houses in nice neighborhoods. Those little beginner pointers really do help us newbies. Thanks for taking the time.

I'm shakin' my head. I reckon that if they're so desperate to get positive reviews that they have to resort to something of that nature, that ought to be a red flag for a buyer, for sure. What a shame.
