I'm actually originally from New Jersey, about an hour north in Maplewood

Looking to gather general data regarding comps in specific areas; once I target in on a specific property I would have no issue lying more for a BPO.

If I'm going to be paying I'd like to be as efficient as possible; would 4/5 comps per property paint a clear enough picture? Or should I ask for more

@Aaron Moayed Friend as in someone I went to high school with and haven't spoken with in the past 10 years lol. I am looking to ask semi-regularly and do not want to come off as inconsiderate of their time. I have no plans on buying or listing with said person

Not to sound like a broken record, but David Greene has a great book that covers every step of BRRRR- more specifically forcing equity. Kitchens and bathrooms..

As far as house values, or appraisals, go; it may be helpful to reach out to a local appraiser and ask directly. I saw an example report here . May be worth your time to check out?

My friend is an agent and I have offered  to pay for them to pull comps. Has anyone done similar? If so, what do you think is a fair rate per pull.

This is awesome and encouraging, congrats @Nick Sandoval!

Ive been looking in the Arden as well as Oak Park. Currently living in Midtown but properties are priced ridiculously out here. Been driving for dollars and contacting owners directly, we will see what happens.
