I’ve been fighting the urge to do this. I live in a three bedroom townhouse alone. I have two sizable rooms that I’m now strongly considering to rent out. Only problem is, I don’t wanna share my space, but I could use the extra income to help me reach long term real estate goals. So if I do this, I gotta do it right. So my question is, do I need a contract for this? What kind of contract could I use? Should I require a security deposit? How do I go about checking their background?

I have been studying real estate for quite some time now. Ive been studying how to be a licensed broker just to get me in the door, but ultimately I want to be an independent investor. I was strongly considering becoming a licensed agent until I develop experience in real estate transactions and developed capital, but I don't think I want to be a licensed agent due to the restrictions of the NCREC. what advice could one give if I am still interested in a real estate career?

I’ve come across some houses in a low income neighborhood that are vacant and boarded up.. how do I go about contacting the owners, or where do I go to get information on these properties

Hello, marketing isn’t an issue. I realize that I would need money to be successful in this, I don’t listen to all of the fancy talk about needing any cash to get started. I’m more worried about dealing with the seller and legalities. I’m concerned about where to get contracts from and how to talk to sellers. I just need to get the ball rolling.. I know one transaction is all I need to launch my career.

@Rick Pozos good evening, marketing isn’t the issue, I have plenty of great deals I could capitalize on, and I don’t even have a problem with a buyers list, my problem is what to do next. How do I talk to the seller without sounding like a fool. Do I need to contact a title company and get a purchase and assignment contract? Do I tell the seller that I’m not the actual buyer but I have a “partner” who would be interested in the property? My problem is approaching the seller.

This quest to wholesaling real estate is becoming discouraging.. it normally takes a lot for me to lose hope, but I’ve tried everything. Is there any local real estate wholesalers that I could compensate, to sit with and see a wholesale transaction unfold? I live in the Greensboro,NC area

@Lydia T. Ok really great information, I appreciate it. So the best thing to do is to be upfront with the seller and tell them that I am going to wholesale their property to another investor?

Ok so I found a deal, I have a buyers list, my problem is how do I get the seller to agree to let me put the property under contract, until I locate my buyer? What do I say to the seller? How do I go about doing this?
