Can you purchase an REO at a discounted price from a bank or mortgage lender? I thought that the transfer amount was the sale price originally but learned otherwise. How would you go about buying these properties at the low, if possible?

Looking for lenders, preferrably private lenders, but hard money isn't out of the question either, that lends in the northwestern PA area. I've come across a few SFR & Multifamily properties that would be good acquisitions but to secure I need the initial funds. If you lend in this region let me know.

Hi everyone, I'm fairly new to the BP family. I'm excited to be able to communicate with every level of investor and lenders throughout the platform. I have a question, though. I'm about to go talk to a lender to see what I qualify for to purchase a multifamily property. I have a two member LLC, that's 50%-50% with my partner but I don't know if I should apply for a business loan since I want to do this venture solo. If this isn't a good option, what does everyone suggest I apply for? What's the best option for financing and property for my first go around?

@Sarah Bojorquez the constable statement was an attempt at humor lol, but seriously I didn't see any language stating that it wasn't. The addendum idea is a good one though, I'll look further into it, thanks.

@Gabe G. sorry I'm late to respond. No eviction needed. He doesn't even have it listed with a realtor, just believes a realtor's contract is safer.

Hey One & All,

So I was looking around the forums and didn't quite find what I was looking for, which is, I have a seller who wants to sell but also wants to use a realtor's contract. His property isn't listed & from my finite knowledge, typically wholesalers can't wholesale using a realtor's contract [which is 13 pages to boot, geesh]. Is there a work around to this scenario or do I have to hire a constable to serve him with my tried and tested agreement?
