I was recently emailed a land sale price notice from Alabama Department of Revenue for $1,200. I would like to get this property for half the price. How do you negotiate an over the counter tax lien with the State of Alabama?

You can see if there is a tax lien against the property. If there is, purchase the tax lien or tax deed.

Hello all, While investigating a couple of property that have tax liens I noticed a unoccupied house that was in awesome condition. The house does not have a tax lien on it. There was a notice the door.  The notice stated " This property has been determined to be vacant/ abandoned. This has been reported to the mortgage servicer. This property may have its locks replaced and/or plumbing system winterized. Do anyone know how can I purchase it. I know the house was built in 1998 and have an appraisal value of $70,000.

@Edward Seward Thank you, good information. It is an over the counter sale will the State of Alabama Revenue. The county courthouse had a tax auction. Nobody purchased it, so the county sent it to the State of Alabama. The tax lien has been there for 6 years. As for the abandoned house, some of the windows are broken and front door is open. Grass is waist high.

First time tax deed holder here, I recently purchased a tax deed to a property from the State of Alabama. There is a abandoned house on the property. Is there a certain period before I can access the property? Can I enter the home? Can I cut the grass and trim the hedges?  What are my next steps in getting a title for the house?
