I believe the idea of holding the deed in escrow would fall apart when the lender got a preliminary title report and the person on the deed didn't show up as the owner.

One way to get the RE market going is for the banks to quit holding on the bailout money and get it out in loans.

It looks like it would solve some of the vandalism problem but a little tough for prospective buyers to inspect.
Out of curiosity what is it?

I'm not familiar with the company but I would say it depends on what you're going to use it for whether its a good deal or not. Google the service and see what else is out there and how it compares.
Good luck,

Nationwidepi has it right. I would also suggest going to Google and looking for information on commercial investing and loans.

Do you like the property you're in now? If so, see if the owner would sell it or maybe turn it into a lease option so you could buy later. Pay higher rent with a big credit toward a down payment. I've had a number of people able to do a lease option in a much better neighborhood than they could buy in now and in a couple of years be able to buy it. See the Lease Option Page on my RE blog for more info. The link is below in the signature.

Thanks to everyone for your imput. I was afraid that was the answer and I can't say as I would blame the investor who's getting hosed from being very cooperative in being shafted.

Hi Marc, welcome to the forum. Give us some insights on investing in New Zealand. I imagine there are some pretty significant differences between the State and NZ.

David,

Do you mean the last one holding the mortgage? Many loans are originated then sold off to investors. Would they be the ones left holding the bag?
If so, no wonder you made the statement "why principal reduction loan mods are not currently working and will only work if the Gov't foots the bill for the loss"
