@Avery Robertson It's been several years now since I've used the PM I was referencing. We've since sold that property. I think getting a more up to date recommendation would be best. Good luck!

@Simon Ghandil - No, I'm really not sure. A friend of mine has been in the property recently. He said the house and property looked to be very well maintained. However the seller mentioned an issue with the HVAC system. I figured $4k was absolute best case scenario. So if the deal is dead in the water figuring $4k for repairs then I guess it's probably a wrap, heh.

Tax Assessed value: $103,600

Repairs: Yes (rough estimate: $4,000)

Seller owes: $86,000

Payment current: No (2 months behind - $1,868 + late fees)

Liens: No

The seller has recently received a medical diagnosis, has lost their job, and moved out of the property. The seller's main objective now is to find a way to get out of the property without foreclosing.

I'm not a wholesaler and have never done a wholesale deal. However, this lead came to me through a friend that knows about my interest in REI.

My objective here is not really to see what's in it for me, simply to try to analyze this (as a real world example) and find out if there's anyway the seller can work with an investor/wholesaler to reach a deal that'd be better than foreclosing.

What do you guys think?

I've been working with a property manager in WR for the past 7 months that I have no complaints about. 

It's a smaller operation with, as far as I know, one person doing the day to day managing. They're fairly low tech, nothing fancy but I've had no problem trusting them which has worked out well with me being located almost 1k miles away.

When listening to this, am I the only landlord thinking, noooooooooo!!!

@Mason Keith did you ever find a property manager? Or did you decide to manage them yourself? I'm going to be moving out of the state soon and am looking for a decent property manager in the area. Just curious how things ended up for you.

I'm by no means an expert on Google Voice so maybe there's something I'm missing. How do they know it's a Google Voice number? As long as you don't have the default message that requires people to say their name before the call will go through. I have a Google Voice number set up with a custom recording, I don't see how anyone would know the difference.
