Our first property was a house hack similar to Joshua D.'s story. We bought our new primary residence and inherited a tenant in the back unit. We got in for the same price range we were looking for in an SFR, so we treat the rental income as bonus savings for now. It's very low risk from our perspective, but the risk is still higher than not being in the game at all. The key is to understand the potential exposure for risk areas and mitigate in a manner suitable to you.  We've likely over-mitigated in this case, but it works for us for now. However, It would be an error to think of our situation as No Risk, because by having a tenant on our property there are multiple exposure point (or potentialities).
