In that case, if I represented the buyer, I would recommend they ask the seller to pay for a proper repair and re-inspect while you or your agent hung around while the work was done. 

Unethical. The buyer paid for it. I share the summary page with the seller's agent if my buyer is asking for repairs. As long as the buyer agrees to let their agent share the report, then there is no problem.

There are a lot of us to choose from. 

Your agent should be able to recommend a good cleaner and handyman. They are like gold when the season starts.

Congratulations! This is a great place to own a condo STR. And I agree that you should be on both Airbnb AND VRBO to self manage. Once you have a reliable and thorough cleaning person and same for maintenance you will be all set. Most electrical and plumbing companies here are 24/7 just in case you have an emergency.
