I just had a tenant move out of my property in Charlotte NC. I'll be talking to my property manager about raising the rent for the next tenant, but I want to get some feedback from the BP community. The rent has not gone up in over 5 years. It's a 3/2 with a big back yard in a decent neighborhood. Zip code 28214

My question: Are rents generally going up in Charlotte? Is the rental market hot, or slowing down?

Looks like there's not a real consensus on this. I'll first get a quote from my rehab guys, then see how much extra in rent I can expect. I'll post the info here in case anyone is interested.

I just closed on a property near Dineen Park in Milwaukee WI. It is a 3 bedroom 1 bath. The turnkey  company I purchased it from is going to fix it up in preparation to rent it out. My plan is to hold on to it for many years.

It has a second bathroom in the basement that has been tiled over. The plumbing is there, but the previous owner turned it into a closet.

My question is: Should I pay extra to have the 1/2 bathroom in the basement turned back into a bathroom or should I just leave it as a closet? The company hasn't come back to me yet with a quote to turn it back into a bathroom. They say they would need to re-tile as well as put in the toilet and vanity.

Any thoughts on how much it would generally cost to rebuild a 1/2 bath and how much extra I might get for rent?

@Zarak Sharwani and @Ralph R., thanks for the feedback. I've also heard from a few others that have confirmed this is a decent area. @Jenkins Ramon was very helpful with some good info on the property. 

I've never been to Milwaukee, but I've driven around the Dineen Park area via google street view and the shopping centers and neighborhoods like nice.

I'm looking at a property on 61st street near Dineen park in Milwaukee. It appears that the crime is relatively low and the schools are decent in the general area. The wholesaler says I should get at least $1000 in rent for a 1060 sqft home.

Do any of you locals have any thoughts about this neighborhood?

Thanks for all of your excellent feedback. @Jake Weir, I wasn't aware of the GreatSchools.org plug in for google maps. That gives me a great new tool for checking out an area. The one property I made a bid on has all 1 (out of 10) rated schools. Even if crime is low in the area, no family with children is going to want to rent in that area.

I've been checking out properties in Milwaukee to hold and rent. I'm out of town, so I'm doing my due diligence on-line. Can someone help me get a feel for the good or bad areas? Is there an online resource that can help? I've check out crime maps. Are there maps that rate schools? Any areas to stay away from?

Any help would be appreciated.

I'm doing research on a neighborhood in Milwaukee (53216 zip code) from out of state. Checking crime, schools, rents, etc. I would like to see if there are lots of section 8 rentals in the area. Is there any resource online that will show me which houses are section 8 in a given zip code? Also, do you think this is something to avoid? I've got 2 section 8 properties in a different city and I would prefer not to do any more.
