I really don't pay enough attention to sound as informed as others. But, I really don't see how we as a nation can sustain the "Robin Hood" fairy tale.
We not only take away from working class to give to those that will not or have never worked, we give it to nations that hate us. I feel that is the only reason the "Comander in Cheif" election went the way it did. As Rush said today "you can't beat Santa Clause". I am afraid our future generations will be sponsoring Santa.
We even see this in REI. How many thrive off of renting to Sec 8? How many rehab/flips are sold using Government programs? I have been guilty of that. But, hey, you get while the getting is good.
I don't recall what happened to those poor people once Robinhood lived happily ever after. Who fed them then?
I am afraid we have seen just the beggining of imoral standards being shoved down our neck. Once we lose our morals and high standards, we will pay like Sodom and Gomora. Except we will not be put out of our misery like those folks were.

I am tired of paying for my phone.
I moved out in the suberbs where there is no bus service. That ain't fair.

There are many threads relating to this subject. I always get giddy thinking I might learn some magic when some one starts another one. Truth is, there ain't no magic.
If you are like me, the thought of "sitting in the chair" (I like that) another 10 years ain't what I have in mind. I am taking some advice I have read for 5 years now and making the moves it will take to pay stuff off, reduce my monthly obligations while experimenting and learning how to improve my cash flo. I will call this "IT". I think "IT" is what I need to make the leap. I think everyone needs to learn what their "IT" is.

Andrew V., you just got some sound advice from Joel Owens. I am in the same situation as you in my JOB. Not sure of your age. I call it " a change of carreers" instead of retirement. I am in my mid 50's. I am just now weening my self from the DYI syndrom of real estate investing. I sit and watch the clock so I can get to my passion each day. Sooner or later, if you don't burn out first, you will realize you don't make your money DYI'ing. Specially while trying to hold a JOB. Take the experience as an education. Now you have an idea of how a contractor or other craft person should do it.
I have been at it for 5 years now and am on my first rehab using contractors. The bulk of this rehab has been done in one month. It literally takes me over a year to DYI one. Your figures indicate you think you can make $50k or more on this one. I guarantee you, it will be more pleasurable earning $25k on two of them rather than all in one whack.
Life is much simpilar now. If I had the time, I would start a DYI annonamous club for fellow investors.

I found an interesting property that comes with a chinese drywall disclosure. I searched BP for threads. But, I didn't find one recent.

Welcome Brandon Linton
I am just about the only member that is active on BP from Little Rock although I know a few others. You will not be disappointed reading and learning all you can here.
There is a small club in Little Rock. We meet every other month. The next meeting is in November.
I am a rehabber. But, we did have a note buyer at the meeting last month. That is a very interesting end of the business.

Don't forget the numbers that work for you. As Bill said, they will play games to get all of the $$$ they can.
With that said, who really ever knows what is happening? I just missed one and later learned my offer was beat out by an offer that was around $10k over asking (was that you?). That offer and mine were $15k apart.
