I considered this in my home with the home depot plate. All I could find was chrome or gold. Wouldn't fly with the MRS since everything else was brushed nickel. So, I was able to cut an acess in the linen closet. My wife sez I like to do that so I can cover them back up with bead board.

Welcome to BP. I don't have much experience with repairs like that. Years ago, I had an old pocelean over iron tub repaired with epoxy then resurfaced the whole thing. I would think a good repair man could do the same thing with fiberglass. My insticnt sez repair is cheaper than replacement. Don't know how it is plumbed ETC. how much drywall will need replacement?

But, have you tried to purchase any ammo lately? It is only a matter of time before they start gouging.

I read about a wild party that brought the police in the local community newspaper that sounded like at my duplex. Sure enough, it was mine. The story was about a week old and both sides were vacant. I had been harrassing them about the rent for a while. They left about 6 big trashbags full of hardcore (for the early 80's) magazines. These magazines could have paid me rent for a few months. The place was also so full of fleas even I could hardly stand to be there.

A few years later, I was working for a managment company. We had 3 properties and over 1500 units. I was doing a walk through on a move out and found candel wax in a closet at least 4 feet high where somekind of ritual had been practiced. SPOOKY

On a recent flip, I found an undeveloped roll of film hidden in an air duct along with a pocket knife. I tried to get it developed thinking I might be able to help solve a murder or something. We could see something on a few pictures. But, couldn't make anything out. I gave it to the police.

My most recent rehab is for a house I will live in. The attick is full of college stuff and prints of properties in the county from the previous owner's attorney daughter. I think they also put the empty box that every little knickknack they ever bought up there too. Otherwise, the house was the cleanest I have ever started a rehab with.

Charles Cline
As already said you have a huge advantage over others because you are a GC.
Personally, I search properties on the MLS that are "back on the market" or have a lengthy DOM. When you look at them they should scare you; a goat moved out of them ETC. All of the easy rehabs have the competition. I have never won a bid on an easy one. All of my projects were in no way habitable for less than $30k. Be prepared to do a lot of bidding before you win one. They will get easier the more you do.
I wouldn't buy any guru stuff. The library might be a good source for basic knowledge. BP is a great place to get info. If you run out of questions, keep reading. When you get to where you know the answers to "newbie" questions, you should be just about ready.

For what it is worth, I just DYI'd 120 feet 18" deep from the meter to a well connection. I bypassed the well to have city water. I ran 1" PEX through 2" PVC (I didn't trust the sand to protect from the shale/rock in my soil). I don't have my numbers in front of me; But it was around $500 including renting a trench machine. There were no driveway or sidewalk obsticles and it took me a couple of days.
Before J Scott lectures me, I did it with an owner's permit. I could do that this time because it was my residence. I got my first green card ever.

I will chime in towards J Scott' s reply...
I recall homes in New Orleans after Katrina were condemed alng with the whole neighborhood making it impossible to insure after the rehabs. I heard horror stories about homes rehabbed with cash that are still sitting because insurance companies will not touch them.

Only thing I can add, sometimes it takes loosing the JOB to jump into another business. I have a freind that went the liscense route after some here on BP suggested. He is so happy selling retail, he has no desire to rehab/invest anylonger.
You have the world before you , go get it.
