Hello everyone,

My name is Don and I'm a new investor here in Overland Park, KS. I am currently reading the bigger pockets book " The book on rental property investing by Brandon Turner " haha and looking to making my first purchase here possibly the end of this year or end of 2020. Right now I guess I'm wanting to build a team and looking for some friends/mentors/ business partners to help me with the process. Anyways mainly just wanted to introduce myself on here since I've made a few post and have not yet actually introduced myself yet. If any of you are in the Overland Park, KS or Kansas City area, and feel like having some coffee and talking real estate/Traveling and watches (yes time pieces) Let me know. That is a good idea guys thank you! I didn't even think about that until that was mentioned. Especially since this is my situation and have to do an FHA loan. I dont have 20% to put down for a conventional loan at the moment. I have a credit score of 755 and I got preapproved last year for 150k and that was just myself. I will be going into this with my partner so im sure that I'll have a lil more room than $150,000 to play with.

Good morning everyone,

In the near future possibly early 2020 or possibly later this year, I plan to purchase a single family 3 bedroom home and live in the master bedroom with my GF/partner for at least a year. I have to live there a year because I plan on doing the FHA loan with 3.5% down. After a year I'll move out and have someone take my place. I currently work a day job and plan to have the renters pay the mortgage and everything that I set my funds for. I will build up the cashflow for a year and since I'm still working a day job, Save up for another down payment on another single family home and do the same thing but not live in it. My goal is to focus on minimum 3 bedroom that way I can rent out the rooms individually then once I have mastered the whole process of SFH, I can move on to duplexes.

My question is... What are the pros and cons of doing this exact strategy and any suggestions and tips you can throw my way? Any help is always welcome. Thank you all for reading my post.

+1 on that matt. Why not just look for a 4 bedroom to start with? Unless you got an incredible deal and bought cheaper that 70% of the value of the house.
