I agree with all above and more. You still have your security job that pays your salary everyweek to pay all your outstanding bills. Not only that your employer pays most of your HEALTH INSURANCE premium so that helps.  If self-employed, you have to pay your OWN health insurance 100%.  Depending  on age and your health and family members, your health insurance and family members's insurance could easily cost at least a $1,000 per month and if not more. Very costly! That's something you all need to rethink and make sure you have enough money to take care of crisis etc.

Correct me ...... You could not possibly just text blast to just anybody. It has to be a list of potential team members, realtors, investors, buyers etc  to get together and do real  networking and of course with you paying for the dinner and tips at a local restaurant. Now question begs a response and where and how did it come about?

You need to find your OWN motivated sellers and work with them. That's where you will earn your own marks..............Go get em tiger!

To get a true CMA (comps) need to team up with a licensed realtor. Other ways... use at least 3 comps and divide it to find average...ex. Zillow, Real Quest, Trulia etc. although it is not exact science only gives you an idea.

Always ask questions to see if the title co. knows how to a double close and an assignment.

Same thing with any attorneys, ask questions.

If neither knows keep calling until you find one.

Try finding a real estate club close to you and join them and ask questions.

If tenant is behind on the monthly rent. Evict that tenant. Find someone else. Don't waste anytime on the current tenant.

Do a few deals first and some experience and closing a few deals. Then talk to an attorney and CPA in doing this. Otherwise not able to get deals and big waste of time establishing LLC etc'
