Thanks for the welcome. So far this site seems like it has lots of good info.

I was at a conference with Chief Denney on Bulk REO's and he mentioned this site so I decided to check it out.

Hopefully I can help some people in the future.

Seems like alot of people here are extensive experience in Short Sales. While I have done a couple with Sellers I have only one reason I can think of a Seller would want to do one.

Well maybe two:

*Possibly not recieve a deficency judgement
*Looks somewhat better on credit report. Although I have heard that foreclosure or Short Sale can be overcome in a few years if someone is good with credit after the fact.

I am by no means an expert here but am curious what some other reasons to do a short sale are. I am talking from a sellers perspective here. I understand why a investor would want to do them.

Thanks for the welcome Jason. Somedays I wonder about my experience. Lately it is the school of hard knocks for even the really experienced guys. This market has been a challenge in our area. But I love RE. :-) And I see the next few years as the opportunity of a lifetime.

Wanted to say Hi. Ran across this site at a REO conference. I have been investing full time in real estate since 2003. And part time since 99. Involved in 4 smaller developments and many rental properties. I have some experience with Short Sales, Fix and Flips. Last few years have done medium size SFR lot development projects.

I like the outdoors. Married 12 years with 3 kids.

Hope all is well with everyone. This is a crazy time in the market. I am learning new lessons everyday. I hope I can contribute here.
