Good afternoon BP Community. I live in NYC and have 2 buy and hold rental properties in Cincinnati, I paid cash for both properties. I'm looking to scale my efforts in Cincinnati by developing a relationship with a portfolio lender in the area that will work with an out of state investor like myself. I have a sole proprietor LLC that is registered to do business in Ohio as a foreign for profit LLC.

Congrats @Tim Andy.  Can you talk a little more about the financing, $4630 cash invested, how did you finance the balance of the purchase price?  What was the total amount investing in rehabbing?

If the buyer in a subject to deal keeps up their end of the agreement paying the seller diligently, is there anyway to safeguard against the seller not making the mortgage payments?  Are there any clauses in a sub to contract that guards against this.

If anyone has a good solid Sub To contract that they would be willing to share or can point me in the right direction as to where I can find Sub To contracts that would be great.  I looked for them in the BP tools section on the site but didn't see anything. Thanks in advance.

David, this is interesting?  You can buy a condo at the Palms or MGM and AirBNB it?

I'm trying to get a feel for how pricing works on ListSource. I've been creating list and for the most part they've been averaging around .18 cents per name. A wholesaler on YouTube said he was paying .03 per lead.  Are there any secrets to lowering the cost per lead.  I played with using different criteria and size (4000 to 100,000 names) but it always seems to come back at around .18 cents.  If .18 cents is standard that's fine, I just want to make sure I'm not overpaying by a factor of 6.

@Russell Brazil congrats on putting together such a great meetup.  I'm new RE investor from NYC looking to get my first deal under my belt and I flew down to DC to attend your event because you featured two of my favorite BP podcast speakers at your event. 

@Alexander Feliceis a BRRRR monster and thought leader who really delivered the goods. I love the the fact that he didn't just rehash his podcast but came with thought provoking ideas and suggestions to help one succeed in RE. He doesn't just spew platitudes but tells you what you need to hear rather than what he thinks you want to hear.

I also got to meet my RE role model @Joseph Asamoah.  Joe was gracious with his time and shared some of the special moments he's had by providing deserving people, who need a break, the opportunity to create a new narrative for their family for generations to come.  Joe is doing God's work through RE, congrats Joe!  

I also want to thank @Kevin Leahy who was welcoming generous with his time and a great co-host.

It was a great investment of my time and money to make the trip to DC for this meetup. The DE REI Rockstars truly are "Rockstars".
