I have a 30 plus year tenant that can not keep up with maintaining their unit, it is filthy inside and in desperate need of renovation, all systems are in good repair and I respond very quickly when issues are brought to my attention.

It is also well below market rent, and they struggle to pay the current rate.

Looking for suggestions on how to gently proceed with the notification to move.

I can't speak on multi's, but I own 2 one bedroom houses in the north end of NB and have had no crime issues and good long term tenants, still some gems to be found.

How much value is added for being a stand alone home verses an apartment?

I own 2 single family rentals, one is Zillowed at 156K with a 118K mortgage at 3.41% 12 years remaining.

The other Zillows @ 141K with an 86K mortgage, same rate and term.

I'm 61 and planning on retiring in 5 years with no debt.

My home is paid for and I max my 401K every year, I have cash available to pay off the 118K on the first property and use the savings toward the other property and pay it off in 4.5 years, giving me about $1800 a month gross rental income.

does this make sense?
