I'd try to stay away from 89015 on the east side of boulder highway but then again the further you get toward Lake las Vegas it gets better. Really the east side from the I95 (or 515 according to google maps) just isn't that great of an area. Gets better the further west you go. I agree with Christopher that it's spotty. I spent over a year looking for SFR in that time the prices went way up. Personally I like redfin.com for looking for properties in this area because they seem to keep the most up to date. I've also looked for multiple family and most seem to be in very poor areas. Rather disappointing really.

I'm new here but just bought a home in Henderson using my V.A. loan. It cost me total of 2k to move in. If you have any service connected disability the mortgage brokers can wave the V.A. funding fee. I bought this house to potentially rent out after the year requirement to live in it. It is much cheaper for you to use the V.A. but I agree that you need some emergency funds. Why not use your V.A. to buy a place and save up for the next place?
