I was looking at Yale dr. I haven't made any decisions yet. it's a bit small but it was move in ready. I already have a property that I'm doing time consuming work on so less work the better.

Thanks Mark, I would appreciate that. I'm not very familiar with the area but the prices are in my affordability zone. I wasn't too impressed with Riviera area anyway, but looked at a home in Holiday shores which seemed nice (not sure if that's basically Riviera area as well just with a different name), then I was told that Ramar st had a lot of crime issues. Compared to Las Vegas, the crime seems benign, but I am concerned about being able to rent it out. I'm not living there, so my concern mostly is it being rentable, quality of tenants, and resale. For the time being, I'm concerned about how rentable is it before I buy in that area. I was going to call a few property managers tomorrow and see if I couldn't get any information. Happy to entertain other areas.

Also if it needed repairs, I can do it all myself. I am very skilled in most all of the trades. So the further away, the more money I have to spend on someone else doing what is simple for me to have done for 1/2 the cost.

I live in Henderson NV, I've been looking for some sort of deals here but I've been effectively priced out of the market. I looked in neighboring towns. One town close by is really only good (in my opinion) for trailers as the ground shifts and causes foundation problems. I have a hard money loan so I can't invest in trailer properties. I used to have a rental in Oregon but I sold it unfortunately. I have been looking in other places, but being unfamiliar with them, unable to go see them quickly, makes it a little tough as I'm a hands on type of person. I want to see it and fix it myself. I like some places in Texas, Oregon, Arizona, Nevada, Utah. But like looking at Bullhead city, I found a great property, but it's been sitting for sale for a year. As I asked people that are somewhat familiar with the area, they tell me that's not so great an area and I may not be able to get it rented. Looked great to me. So I thought I'd ask other people on here for other opinions on the area. I haven't chosen AZ. Just limited in funds to put down, especially if it needs a lot of repairs.

I live in Nevada but have been looking in bullhead city AZ for rental properties. I see a few places I would be interested in. I'm not very familiar with the area. From what I've been told elsewhere the Riviera isn't that great and large percentage of vacancies. I was also looking at Holiday shores area but was told that that isn't the best area either. Is the area troubled? Is it difficult to get renters there? I'm looking at stick built homes not trailers. Any information would be appreciated.

I've been looking for about a year now for properties, I get beat out either by better offers or just plain they got there before me. But then again I don't do HOA's and every Multi does seem to be in rough areas. Or they have structural problems that I just don't want to deal with. I'm new at this so maybe this is just how it is. I didn't read all of that above me there because everything I read sounded about right. It's been frustrating. I've been thinking of looking out of state myself. My last offer just fell through today. sigh. Just my opinion but I'd look somewhere else.

I'm a little late to the conversation but it is as Daniel Jenkins said. I am also an HVAC tech, the filters are there to protect the equipment. So if there is a coil in there for a/c it protects the fan blade and coil from getting a bunch of built up dust and clogging. In the case of a straight furnace, it would keep the fan from getting built up with crud and out of balance. A filter is easier and less costly than having to clean the crud off everything.

Good day

I just passed my real estate exam last weekend. I'm looking for a broker to get my license. 

I have a full time job. I've been in the same career field for 20 years. I was planning on staying in the job for the next year and a half to get vested in the pension (would be a shame to walk away from it). I was hoping that I could get my license, and start getting experience and then hopefully move full time into being an agent and investor. I am fully motivated to get going but am limited in time at the moment. I'm interested in all real estate. 

Anyone have any ideals of who would let me hang my license in the their office and also get me little experience? I've contacted a couple but haven't heard back from them yet.
