Wow! That's awesome. 

Congratulations on your 1st property and not getting bogged down with analyst paralysis. You might try and get a connection with a general contractor through Biggerpockets. But you will also need to lay your own eyes on the property to keep the contractor honest. Is that something you could eventually do or maybe facetime with your realtor as they walk through? Was a home inspection done? The pictures don't look all too bad but realtors are posting the best pictures they take....

Anyone ever have problems about a tenet only paying partial rent?

1. Pets. No pets shall be brought on the premises without the prior written consent of Lessor.

With the written consent of Lessor, a pet fee of one hundred dollars, ($100.00) is required for each pet. Limit is two pets or a combined weight of 150lbs.

From what I'm reading though, I need to look at just increasing monthly rent.
