@Marc M. thank you or your guys comments. Marc, I heard they do great work, so great that things worked out for you as well as for confirming that they are good. John, when you got a QCD and you want to refi or sell in general the owner is better positioned (higher price etc) if he has a quiet title. That's why at least I try to clean them. With a quiet title the owner could go ahead and refi, get a mortgage etc.

Add: 1,300 US Dollars are referred to one title - flat rate. No long term guarantees, but money back guarantee should they not achieve such.  I am happy with such, and just came here to see if someone might have heard of same services but for 1k (as this seems possible at least in Michigan area) to transfer QCD to Quiet Title. Thank you as well as let me know if you should you know of any law firm doing such Best, D

@Tom Olszewski and @Rick H. Thank you so much for your comments. I do apologize if it looked like I wanted to pass on risk to law firm etc. - I have currently an offer of a reputable (probably the largest guys in the room in that regard) Law firm that offers me 1,300 US Dollar for Quite Title Action in Detroit. If such is not achieved i receive money back. This is really all i am looking for, but know that these services might be around for 1,000 US Dollar and due to the volume of titles I wanted to see if everyone her knows any reputable service they could refer me too. Sorry for confusion as well as thank you for your comments. best d

Hey @Saul L. - Thank you for clarifying. Water goes always with the property and the property owner regardless of who pays (they have now a new form that you can fill out once a tenant moves out that would but the burden on the tenant, but that is just in place now for less then a month). I hope you can work it out with them, but they are quite difficult to deal with in my experience.

@Saul L. Saul, sorry to hear that. I had water bills before of about 1/2k a unit.. its a horrible thing especially if you then have to evict the tenant (in my case). To my knowledge you @Jon W. is right and you can wipe it out but only if you can proof that it went to foreclosure and that you where not the owner. If you are the owner and if they do actual readings then it seems very difficult to negotiate with them in my experience. I hope you can convince them that this is an error. Fingers crossed my friend!

was wondering if you got any good recommendations for a good QUIET TITLE SERVICE (attorney) for Michigan, specifically Detroit area. We can provide 1 home or more, depending what prices discounts are. We look to work together with a strong partner that can cut as a deal. 

We would want someone who can get all done for us for a FLAT FEE (including filing costs) and can guarantee us that he can clean, otherwise money back best, or some sort of a guarantee.

Hi, anyone know of any good cleaning services in Detroit. We have homes we fix up that need a quick brush, type cleaning. We would pay 40/50 dollars per 2 bedroom unit. Let me know if you know of any that are good and dont break the bank. thank you.

Great that you are wanting to invest in the US. Whats your price point as what sizes are we talking about? We have investments in Michigan - but between their and Texas there are some serious differences so if you give us a bit more detail here of what you are looking for (buy and hold, price per home etc..) we are all here happy to help :) best, d
