Non US investors - possible?

Hello everyone my name is Ido Nir and i am an International real estate  investor, i saw a lot of biggerpockets stuff and it is giving me the passion to start invest.

is there any guide for international buyers?

do you guys thinks it is a good idea to start with that?

what is the possibilities for a non US citizen to get mortgage? any leverage ?

is there someone here that do that?

i thought of focus in Dallas Texas or Detroit Michigan, both look like a very good investments zones from my research i would very appreciate to hear your opinion on that too..

i thought to start with a SFR flip, the minimum risk, but i am willing to do also buy and rent with nice amount of cash flow.

i always do this un a new market, looks to me the best way to find out how to make things done.

what is you're company exactly do?

right now i am in the stage where i need to have  more properties on my desk and i am looking for ways to get there.

about the financing, can you help me find this lenders that work with international investors? you think it is god only for short flip or also for buy and hold deals? what is more or less the amount they will give me? i mean what % from the purchase price? and what i would need to do for qualify for this?

I've been cruising BP looking for advice on finding financing for non u.s. citizens and found yours!

I'm not exactly in the same position as you - I'm a u.s. citizen who has been working in europe for the past 6 years so I don't have a easily validated income.

Welcome to BP! We actually deal with only non-US investors (especially in Asia) so you are welcome to reach out.

There is a lot of information on BP but probably a bit overwhelming. It is more important that you focus first on your investment strategy (e.g. investing for cash flow or appreciation, timing, risk, expected return,...). I would be happy to walk you through it.

Concerning financing, yes it is possible for foreigners but only limited options (not including the lenders on this site which charge 7% or more in interest rate).

Hi Ido,

Welcome to BP ! I have some good friends here in Austin from Tel Aviv and doing real estate investing that I can introduce you.   I have a couple ideas for you.  I would look at some passive and turnkey options.  My first idea is if you are accredited there are some good apartment opportunities run by syndicates.  I currently have one going on in Dallas which is a great market.  I can PM you on that opportunity.  Regarding single family and smaller multi-family such as duplex, fourplex I have some insights on solid deals in Houston and San Antonio that I can get you some information on and you can decide if its something you want to do.  In these latter situations, the investment comes with property management so its great for out of state or foreign investors to participate.  Lastly, if you are more of an active player, it will take more time but their are relationships you can build w/others to JV, etc, just more difficult to get in on and make sure you vet the partners and their track record.

Texas overall remains a solid market primarily due to influx of population and job growth coupled w/relatively lower cost of living than natl averages. Companies are relocating to Texas from higher cost coastal regions (east/west) reducing their labor costs and the state is very favorable from a business environment as well.

i am about to sale an apartment that i flipped in Europe and i will have more or less 80,000$ cash..

I thought starting with a SFR 2-3 bedrooms something simple just to get to known the market the people with a low risk.

right now i am looking for leads to start analyze the deals.. any recommendation??

Hi Ido,

Great that you are wanting to invest in the US. Whats your price point as what sizes are we talking about? We have investments in Michigan - but between their and Texas there are some serious differences so if you give us a bit more detail here of what you are looking for (buy and hold, price per home etc..) we are all here happy to help :) best, d
