Zack, we must certainly associate in different circles.

You've verbally abused my team, slandered us online (all of which we are professionally responsive to, and our position isn't budging), etc....  I wonder what might happen if you put this energy towards actually accepting what is, it's certainly a lesson and finding a way to turn it around. We all have had tough routes in RE, especially the last few years...   we've been responsive and working with you through it all right up until we saw there's simply no working together. One shows his true colors in times of adversity. 


You weren't ****ed over here, it's real estate and we've all been knocked on our asses and had to get back up. So... get up.

You did have an amazing team w/ Ohio Cashflow- backing you. 

I genuinely hope you find better and reach your goals in RE.

Happy New Year.....I'm sorry to hear you're still upset. 

The bill does suck... any investor would cringe at it...  and most seasoned investors have received a bill or two similarly like that in their investment lifetime. I have, tenfold.... Regardless, I stand by what I said in our email in November copied below...  I've attached screen shot of said email also for proof of authenticity. 

Ohio Casflow has always been known to, when we make a mistake, put our hand up and own it. And often times pay for it. We're human after all. And that in itself has been the differentiating factor on why we are the most reputable turnkey RE company in Ohio/Midwest.

I can confidently say, on behalf of @Engelo Rumora and myself--- we stand by our product and services, and feel there's no mistake or misconduct here....
I'm sorry you weren't pleased but the numbers don't lie and you received a great ROI.

You say we “moved in” bad tenants”…… and now they are being evicted….
These bad tenants moved in April 1, 2020…

Again, since you purchased the duplex in 2020 you’ve never had a move out… never an eviction…. until now.
We offered to sell your property for you since it seems we cannot meet your expectations… We charge a fee for this yes, but you are more than welcome to sell the property privately or source a sales agent.
You accuse us of selling you the property overpriced? Please look up comparable sales near your property. Sorry to hear it didn’t appraise as you’d like, i’m sure many investors will agree financing is a B$*TC. There’s never a guarantee with financing, it’s a lot of paper shuffling, and the system to appraise a property is…. almost never in favor of investors. We record all calls, and still have the initial call you had with Engelo prior to purchasing— where he explained exactly WHY we don’t accept financing AND gave you accurate, transparent expectations if you choose to refinance in the future. I’m not sure why you were surprised..."

I might as well jump in the pool here with you as well... It seems we certainly have not been meeting your expectations for quite awhile, Zach.

Ohio Cashflow is known to be a very raw, transparent, no bull **** company. We've maintained this reputation since we opened up in 2014. We are not perfect by any means, if we make a mistake we raise our hand and will say so. We don't sell investors on empty promises... we don't like to fish.. or whatever your implying with baiting.   I wish you the best of luck and am happy to hear you're happy with your other investments... If they're giving you returns of over 12% net... I want in ;)

@Dan Chern It's great to hear you're happy with our team at Ohio Cashflow thus far-- we are looking forward to working with you for many years to come and continue helping you meet your goals in real estate and passive income! Issues will always arise in real estate--it just comes down to the team you have on-ground and good communication that will either make or break any investment. Glad to see our team has nailed it in these two aspects for you :)

Hey guys,

Just thought I'd add some interesting observations from being in the real estate business for 5 years and seeing over 500 transactions. 

"Boots on the Ground"

Why is it so important to have people that you know and trust in close proximity to the areas in which you buy?

Several reasons come straight to mind. During the acquisition phase there are so many neighborhoods that make up a city. Far too many times do I see people or corporations try to pick out properties from just a numbers perspective without truly having an idea of what streets have value verse what streets are less desirable. It is truly important to have properties walked and assessed otherwise your numbers from a return perspective can be greatly diminished.

After acquisition, rehabilitation, and management occurs. How do you know who is doing the construction and how do you keep tabs on their progress? Referrals end up being the best source of dependability, however developing a long term relationship overtime becomes vital.

Lastly good old Property Management- As tenant management becomes the most important part of the ongoing cash flow, having an individual or team that is reliable becomes ever more important. The majority of turnkey properties I have seen have been invested by individuals outside of the state or even country. Make sure you have a well vetted out team on the ground to help with any and all unforeseen problems that may arise.

There have been some vacancies off and on, as well as some minor repairs, but no issues that I was not fully prepared for (having done fairly extensive research on what to expect from real estate investing in general), and none that were due to any negligence or poor service on the part of OCF. I've received timely communication regarding the larger of the repairs (again, all fairly minor) and any changes in tenants. Whenever I've had a question it's been answered quickly by the staff, usually the same day. Even with repairs and vacancies, my portfolio has been cash flowing extremely well. I've also had a chance to meet with Engelo in person and feel that he is exceptional in his ethics, his commitment to do his absolute best for his investors, and his vision for his company. I feel comfortable with investing in properties out of state, sight unseen, because I am investing in the people at OCF as much as the properties themselves. I can't recommend Ohio Cash Flow enough.
