@Heath Ryans In about 4 or 5 months I’m looking to buy a home in cash and I’m not sure about the legal part. I’m scared to sign something or work with people that’s going to mess me up in the longer run. (First Time Nervous)

Quick Question: When buying in cash do I just close with an title company or do I just need a attorney?

I am looking into a home on zillow and I wanted to see how much the property taxes on the home was, well it says tax year 2017 (billed in 2018) has delinquent on it. It also has 2018 (billed in 2019) taxes posted as well but it doesn't say delinquent. I wanted to know what exactly does that mean? Will negotiating on this home be more in my favor because the seller is very motivated to sale. Also, lets say the seller excepts my cash offer, who pays the property taxes?

About 3 or 4 months ago I tried to see if I can get a FHA loan through New American Funding, sadly I was denied because I have not been on my job long enough (2 Years). It just came to me that I have been an uber driver since 2016 and I was wondering can I get a FHA loan as an uber driver? Does it even qualify as a real job? My credit is great and I have a nice down payment.
