I run an online marketing business, my focus is the growth of talented investors. I am doing some research before I interview them and I want to know. All of you investors, what would you want to know if you were a new investor, specifically if you were about to partner up on a deal with the experienced investor? The list of questions I have so far are:

1. How long on average does your projects take?

2. How do you find leads?

3. How many partners are you currently working with?

4. How many partners have continued to work with you after the sale of the house?

5. How many projects do you have the ability to work on at a time?

Any other questions would help, I didn't list basic questions like how long have you guys been doing it for...they seemed obvious. I want to give these guys a hard time.

Cash flows what my primary goal is but I have to get my start with a few flips. As far as partnerships go I don't mind learning with someone or from someone who is willing to help.

I am looking to get into more wholesales to get my feet into real estate and what is the best way to tell what option is good for the market and where you live? Is there a solid way to tell if I should wholesale, rent or rehab the properties? I have heard that the market is calling for more buy and holds, what is a sure fire way to tell?

Hello Bigger Pockets community!

I have a property under contract and I have a possible buyer that lives in the state of Virginia. My problem lies with me being in Illinois, I have done everything so far being out of the state so how does one close the deal and get paid while living outside of the state? I have an "assistant" that lives in Virginia should I have him come to the closing or should I fly out myself?

Hello BP Community,

I want to know what would be the best way to start commercial and apartment investing? Would my best bet be to find a mentor and learn from him? or Would I be better off going out and making mistakes on my own? I have been to a few seminars and have read a few books about commercial investing but how did you guys start?

Hello brilliant minds of the BP community,

I am a relatively new real estate investor and I am interested in commercial real estate deals. I understand that most people suggest starting in residential but I know a man who lives in Georgia and he suggested that I pursue commercial real estate instead. Is there anyone who deals with commercial real estate in Illinois? I am open to any advice and experience.
