I am trying to optimise my marketing and just wanted to find out how can I place effective marketing on craigslist or back pages.

I would like to see some examples of craigslist posts that wholesalers are using to find buyers and sellers.

This might sound like an obvious question.

Is it legal for a what are some keywords to use or categories to look in to find home buyers on craigslist.

When I look there is a lot of junk like people trying to find rentals to live in and other things. I just want to know how to focus my searching so i can save some time

Where can I find data about how long houses of different price ranges stay on the market in different cities?

How hard is it to find a buyer for a house valued at 200k in columbus ohio?

What are the best sites to monitor housing data like this and others?

If I only have about a 25k line of credit will a hard money lender lend me money to do a rehab on a house with 200k arv and about a 50k rehab offered at 105k?

I was under the impression that my rehab budget was limited to my line of credit.

Looking for non-rentals and properties in low to no crime areas.

Preferably single family homes 3+ bed 1.5+ bath

Many of the wholesale deals and distressed properties that I come across in Columbus, OH are in areas with medium to high crime.

I am hesitant to do anything with these properties because I don't know how to take advantage of them. I am really not interested in dealing with tenants or rentals. 

I will consider wholesaling and rehabbing but as long as I know it will pay off. Also, I'm a new investor and haven't done my first deal yet.

How should I approach these properties to make them profitable without dealing with rentals?

Should I even be considering them?
