@Jim K. Wow that's unfortunate. Can't fall for the shiny new get rich quick schemes. It's a long game.

@Chris Seveney

Well I appreciate your insight. I'm definitely not the guy to fall into buying a get rich or grow fast program from anyone. I'm really interested in learning best practices or ways to buy without using all of my own capital.

Looking to buy another multi here in Atlanta and interested in venturing out into other markets that I've researched but not interested in paying 25% per investment if I knew of another route.

Thanks

Hi, I'm very interested in finding out how other investors purchase numerous investment properties within the same year without 1) Living in them and 2) without using their own funding. I often hear on many Bigger Pocket episodes where investors are buying upwards of 10-20 properties in a year with OPM or their own but never really understand how if they're not putting down 20-25% each time.

I myself have been investing for just abt 5 years now (own a duplex) and want to expand into 10-20 units but have a goal for the next 4-5 yrs to invest in small multi family units first to allow equity to grow in them, then pull from 1-2 units and fund the bigger multi family's myself or use OPM if possible.

I'd love to hear from the forum the different ways I can go about achieving this.

Hey Josh, thanks for the reply. I may have phrased this incorrectly and totally agree with you.

Hello BP listeners and professionals, I have a question that I would like to learn more about and ultimately get answered.

So I currently own a duplex in Atlanta. I want to expand in other markets as well with a strategy of buying and holding (multi family) for 4-5 yrs and strategically pulling equity out after that time has elapsed in order to get into more doors possibly 40-50 units. I've heard on the podcast ppl talk abt buying multiple in different states at the same time while utilizing a 5% down bc they have the intention of living in this home.

Question is: What is the best route to take in order to buy a home in these other markets at 5%? How and do I show income for these markets to get this done? Need more clarity please help. Thank you!
