@Leslie Padilla Wow small world. I remember you.  BOA did help me understand loans but not so much the business of investing in real estate. I credit Bigger Pockets big time for helping me get it together.

Jeremy and Brendan are right on the money.

 I have been house hacking since 2009 before this was an actual term. I learned about Bigger Pockets a year ago which helped me realize the potential to turn my life around. Now I am closing on my second home and won't be long until I pursue my next deal. 

Multi-family properties are super hard to find since most of the properties are drive by only until an offer is accepted. Please follow up or connect with me cause I would love to learn how you were able to acquire the deal.

I own a condo with great ROI potential. I used to house hack but I had my family move in. I am now closing on my 2nd property sometime in May and so I will be going back to house hacking until I gain enough for a 3rd property. I want to know how and what everyone is doing in this realm cause I didn't see this topic in Arizona forums. Here are some questions I have about the topic:

What is everyone using to gain perspective tenants?  

What methods are you using to keep it peaceful without the clash of personality?

Are you using a legal entity for your house hack?

Do you have an accountant to help with expenses and tax side of it?

@Wes Blackwell Thank you Wes this information is great. The people I was chatting with me didn't bother to talk about anything besides getting me prequalified. They are asking for an extensive amount of documents from me. I'll complete this task and fill everyone in on what happens.

@Steven Gesis Thank you. You only have one shot at a good life so I am going for it. I put in my first loan application, so I am currently waiting on feedback. What's everyone's thoughts about this slim Pickens with single family houses here in Phoenix ?

I have started talking to a real estate agent that connected me with a finance person to get the ball rolling last week. I didn't like what the agent was sending me for property listing and got cold feet. I don't want to hit my credit too much.

@Wes Blackwell Is it absolutely necessary to have 2 years of employment to be prequalified for a loan? I been at my current job for about a year in a half, but before that it has been here and with jobs. I will reach 2 years in June 2018.
