I decided to get into real estate 2 months ago and although I've been searching for deals, I feel a little lost. Btw, if you are wondering, I niched down to land.

However, I found new construction the other week and wasn't sure if that was an opportunity I could go for.

Has anyone ever felt so lost starting out?

I'll definitely try that and I am very new to wholesaling. I've only invested twice into real estate but that was being a passive investor 2 years ago. Would you say reverse wholesaling works well during the pandemic time?

Before I find any deal, I'd like to meet some architects and perhaps work with if they fit the criteria.

You don't need to have one under contract but you should be narrowing down your choices to a couple options. Us architects are actually still pretty busy, even in the current climate. So your top choice might want to work with you but are 6-12 months out. They are not going to put you on their schedule without land though. So you will need to time it so that you start the conversations before you have the land but you dont want to be sitting on the land for several months while you are searching either. That just a lot of lost cash flow and time. As with all developments time and timing of everything is probably the most important aspect.

Agree! Right now, I'm just networking to find architects and maybe want to work with when I do have a deal. I know no one is going to put me on their schedule if I don't have land lol. It's more for me to build a working relationship with.

Hey, all! I'm new to the game of real estate investing (sort of). I'm getting into wholesaling land here in the SoCal region. Anybody would know an architect in Southern California preferably in the San Diego area?

Hi, San Diego fam! I am new as an investor even though I passive invested 2 properties 2 years ago. But, I am investing into land. I don't know if you know anyone in that path, but regardless, I would love to network with everyone in the real estate community down here in SoCal.
